Cape Harbour Single Family Home Market Update

There are currently 10 Active listings on the market in Cape Harbour with a median price of $1,098,250. The highest priced listing is a 11447 sq. ft. 6 bedroom 9 bathroom home for $6,950,000. The lowest priced listings in Cape Harbour are currently two homes listed at $699,900.

There are 3 homes in Cape Harbour that are under contract.

Sales have been fairly strong in Cape Harbour so far this year. There have been 8 homes sold through July. This  is nearly as many as were sold in all of 2010. This shows me that there is strong demand even as prices continue to rise. Out of those 8 sales 7 of them were Gulf Access homes. None of them were distressed properties (short sales or foreclosures).

The median sales price so far this year is $808,500. The highest sold single family home went for $2,100,000 and the lowest sold price was $515,000. The average sale price in Cape Harbour so far in 2012 is $970,875. This is slightly up from last year.

The average days on market was 79 and the homes sold on average at 96% of their list price.

With the amount of inventory decreasing prices will continue to rise. With other factors such as extremely low interest rates now is the time to buy in Cape Harbour.

Cape Harbour High Rise Condo Market Report

Cape Harbour High Rise Condo Market Report

The median sales price of a condo in Cape Harbour has rebounded off the bottom from 2011 of $265,000 and is currently $284,500 through the first half of 2012. While most economic indicators have shown housing prices rebounding in Lee County and Cape Coral specifically it has taken condominiums a little longer to catch the wave of recovery.


So far in 2012 there have been 10 sold units with the highest priced sale at $430,000 and the lowest priced at $190,000. The average sale price so far this year is $284,000.

There are currently 10 active listings in the high rise towers at Cape Harbour. The least expensive list price is $190,000 and the highest price unit is $337,000. The average list price is currently $272,090. Four of these are short sales and the rest are traditional sellers. There are currently 6 units under contract. At current sales rates there is about a 6 months supply of inventory. This is a little on the high side and is because prices have increased so demand has slightly decreased. Buyers are still trying hard to find a deal.

My belief is that the prices have bottomed and are on the way back up. How quickly they increase is going to be determined by many factors. With interest rates at historical lows now is probably the time to buy before prices and rates increase much more.

9th Annual Celebrity Chef Night at Rumrummers

Thursday, August 23rd is the 9th Annual Rumrunners Celebrity Chef Night. This premier culinary event benefits Barbara’s Friends – The Children’s Hospital Cancer Fund.

Headlined by chefs from Rumrunners, M Waterfront Grill in Naples, Cru in Fort Myers, The Joint, and for the first-time this year Chef Ron Dupart – a Bravo TV “Top Chef” competitor who is the Executive Chef at Gulf Harbour.

Topping off the list of renowned chefs will be Chef Norman Love, a perennial favorite who displays his chocolate and provides a wonderfully appetizing dessert.

This evening of culinary delights will sell-out.

Now in its 9th year, the Rumrunners Celebrity Chef Night helps bring greater awareness to the children’s cancer program at The Children’s Hospital of Southwest Florida, and the impact these programs have on children and families in our Southwest Florida community.

This year’s event has some exciting features including a Mark Loren designed diamond ring champagne toast and a silent auction featuring hand-signed memorabilia from the worlds of sports and entertainment and trips and travel to some of the most desirable destinations and most popular events in the country. 6th Annual Great American Picnic July 4th at Cape Harbour

Get an early start on your 4th of July celebration by getting

in the spirit of the holiday at the family favorite “Great American Picnic” Wednesday, July 4th from Noon – 3:30 pm at the Marina at Cape Harbour.

The event is a traditional Cape Coral birthday salute to the nation.  It begins with a patriotic acknowledgment to the troops accompanied by the Cape Coral VFW Post 8463 Color Guard.  Caira Everly will kick off the event singing the national anthem along with a medley of patriotic songs to get everyone in the spirit.  It is a family friendly day of activities for everyone featuring delicious foods, contests and live entertainment & music.

 

Again this year, the ever-popular “Best Patriotic Pet Contest” gets underway with our distinguished judge,

Lois Thome, WINK-TV news anchor.  Lois will take on the challenge of showcasing the adorable, sometimes comical and always entertaining pet contestants.  Medals will be awarded and the grand prize is a gift basket from the Cape Harbour Merchants.  There is no cost to enter.  Registration begins at 11:30 am and the contest starts at 1pm.

This is the 5th year that members of the non-profit Adopt-A-Troop Foundation will be raising money to support our military.  Be sure and write a personalized message on the large banner that will be sent to our heroes overseas.

Also on tap will be the traditional “Apple Pie Baking

Contest” hosted by Pignoli on the Harbour, as well as the “Banana Split Eating Contest” hosted by Run Agrounds premium coffee, pastry and gelato shop.  High Maintenance Salon & Spa and Divine Diva’s Boutique will adorn children and those young at heart with patriotic tattoos and firecracker ponytails.  There will be an arts and crafts area where kids can create “Thank You Cards” for our military. Kids can also create fun designs on bandanas for themselves or for the Troops.

Throughout the festival, Chris the DJ with “Juke Box Hero” will provide entertainment.  Our Farmers Market will be set up between the towers to help celebrate this special day.  The Hot Flashz dance team will give us a patriotic expo.  Jeff Santella’s Martial Arts University will have a demonstration by their Street Defense team.  There will be lot’s of action packed into this “Great American Picnic”!!!

Rumunners, The Joint and Run Agrounds will entice guests with several menu choices and Pignoli on the Harbour will be selling the customary 4th of July fare of hot dogs and hamburgers along with their daily menu.  Merchants along the Marina Promenade will have their doors open featuring red-hot holiday specials.  There are several new merchants in our promenade that are looking forward to meeting you!

Cape Harbour Market Update February 2012

 There are currently 14 Single Family Homes on the market in Cape Harbour. The highest priced home for sale currently is $1,970,000 with the lowest being listed at $449,000. The median list price of a Cape Harbour home is $799,450. Only one of those properties is a short sale and none of them are foreclosures.

In January one Cape Harbour home sold for $2,100,000 and two went under contract.

There are only 5 condos in the high rises the are Active on the market. Marina South had one sale last month and 8 condos go under contract. There are currently no foreclosures on the market and only one short sale. The median list price for a Cape Harbour Condo is $284,900.

There is less than one month worth of inventory for a condominium in Cape Harbour which is good news for sellers as supply and demand should drive prices higher.

Only 2 units are available in Marina View at Cape Harbour. One of the Mid-Rise condos is listed at $350,000 and one at $590,000. Both of these listings are non-distressed sales. One unit sold in here last month for $430,000.

There is only one Townhouse available currently in Cape Harbour and it is listed for $255,000.

Cape Harbour is an extremely desirable place to live and buyers are realizing that now is the time to act. As inventory continues to diminish prices will continue to increase.

Cape Harbour High Rise Condo Sales Report 2011 Review

Marina South at Cape Harbour saw a decrease in both number of units sold in 2011 and in median sales price. Compared to the rest of the condo market in Southwest Florida, my opinion is that  overall the condo market in Cape Harbour is pretty decent and has probably already bottomed out. Like most areas of Cape Coral and really Lee County for that matter the number of distressed properties seems to  be shrinking. Real Estate is a commodity much like oil or corn. It is simple supply and demand. The benefit that the high rise condos have is there is little in the way of competition in Cape Coral with Tarpon Point Marina being the only similar project here. The demand is still high for luxury condo living with the kind of amenities that Cape Harbour has to offer and as the supply of short sales and foreclosures is sold off, the prices should rise going forward. The graphs below represent year over year sales comparisons in number of units sold and median sales price respectively.
